Conduct daily rounds of facility for the purpose of inspection and safety compliance. Initiate work orders for Facilities, Security, or Housekeeping with associated follow up. Escalate larger issues as appropriate to Facilities supervisor and Property Coordinator or Property Manager. Identify recurring issues and report to management. Ensure contracted services are completed as scheduled and contractors on site abide by property rules and regulations. Enroll employee parkers and enforce policies and regulations. Interface with Human Resources and employee parkers to ensure payroll deductions are correct. Troubleshoot and resolve issues within parking management system and payroll deduction reporting. Maintain inventory of keys/transponders; distribute keys/transponders to parkers, campus institutions, and authorized parkers as necessary. Compile, maintain and secure all aspects of facility paperwork including daily, monthly, and annual reporting; service agreements; invoicing; and policy compliance for contracted work. Coordinate staff schedules to ensure appropriate facility coverage. Assist with childcare center and third party tenant relations as requested by management. Answer telephones, take messages and supply relevant information. Update internal documents with current information as needed, including the internal Property Operations website. Resolve customer complaints in a professional and efficient manner with associated follow up. Assist and direct parkers, vendors and staff; assist and direct traffic flow. Audit employee, resident and leased parking programs, payroll deductions, and proximity cards. Report and work with appropriate departments to resolve audit findings. Develop and implement emergency procedures. Ensure safe traffic practices. Develop and implement guidelines of cleanliness of the facility. Schedule power-sweeping and power-washing of the facility. Must be able to make decisions and provide direction to customers and contracted employees. Additional duties as assigned. AA/EOE
· Two to three years in related field, preferably in the parking, real estate, healthcare, or customer service arena.
· Knowledge of Microsoft Word, Excel, Word for Windows.
· Excellent interpersonal skills.

· Bachelors degree.
· Knowledge of parking facility management software.
